Campbell River's south end — the Seawalk, the beaches, and the city's favourite family neighbourhood
Ask ten locals where to live in Campbell River and most will point south. Willow Point grew from a sleepy fishing village into the city's most sought-after neighbourhood — roughly 9,600 people with the ocean on one side, forest trails on the other, and nearly everything a household needs in between.
Willow Point feels like a small town inside the city. Its heart is the village strip along the Island Highway — bakery, sushi, coffee shops, pubs and local services — and more than 4 km of the oceanfront Seawalk runs right along the shoreline here. Mornings belong to dog walkers and joggers; summer evenings to beachcombers watching cruise ships head up Discovery Passage.
The area is mostly single-family homes, with a growing mix of townhomes, condos and newer subdivisions such as Jubilee Heights. Willow Point's popularity means single-family homes here typically list above the city-wide benchmark ($680,900 as of June 2026, per VIREB), while condos and townhomes offer more attainable entry points — and oceanfront along the Seawalk sits at the premium end. It's usually the first area buyers ask us about.
Families have real choice: several School District 72 elementary and middle schools, French immersion at École Mer-et-montagne, and the independent Campbell River Christian School. The growing Jubilee Heights neighbourhood has plans for a commercial village and a new elementary school.
The Sportsplex, a disc golf course, beach access points all along the Seawalk, and a network of hiking and cycling trails keep the neighbourhood active year-round. Most homes are within walking or cycling distance of a park, a school or the water.
Groceries, banks, clinics, a library branch and the newer shops at Dogwood and Hilchey cover the daily errands, BC Transit routes run through the neighbourhood, and anything else in Campbell River is about a ten-minute drive.
Young families who want schools and parks within walking distance, active retirees who want the Seawalk out the front door, and first-time buyers looking at the condo and townhome options near the village.
