WATERFRONT AROUND CAMPBELL RIVER
- Oceanfront along Discovery Passage and south toward Oyster River, with views across to Quadra Island and the Coast Mountains.
- Riverfront on the Campbell and Quinsam Rivers.
- Lakefront and recreational properties on the lakes west of town.

WHAT TO KNOW BEFORE YOU BUY WATERFRONT
- Building near the water is regulated. Setbacks and riparian rules can limit additions, new builds and tree removal. The City of Campbell River or the Strathcona Regional District can confirm what applies to a specific lot.
- Docks and moorage. The foreshore below the high-water mark is generally Crown land, and private moorage may need provincial authorization. Ask whether an existing dock is authorized.
- Erosion, flooding and insurance. Look at bank stability and floodplain mapping, and get an insurance quote early.
- Water and septic. Many waterfront and rural homes are on a private well and septic system. Test the water for quality and quantity and have the septic inspected.
- Access. Ferry schedules on the islands, and who maintains a shared or private road.
WHAT TO KNOW BEFORE YOU BUY ACREAGE
- Zoning. Whether a second home, suite, shop, home business or livestock is allowed.
- The Agricultural Land Reserve. ALR land has its own rules on building and use.
- Services. Well, septic, hydro and internet, and what it costs to bring them in on bare land.
- Title details. Covenants, rights-of-way and easements.
- Wildfire and insurance. Treed rural lots may need FireSmart work and can be harder to insure.
- Financing. Lenders treat acreage and bare land differently, and a larger down payment is often required.
